Rentflo is the court-ready compliance system for UK landlords. Every certificate tracked, every document served with proof, every tenancy ready for the Renters' Rights Act.

Your gas certificate expired last month. Would you know? Your tenant claims they never got the How to Rent guide. Can you prove they did? The deposit scheme wants evidence. Is it in WhatsApp? One missed document can mean a £4,000 civil penalty or a possession claim thrown out.
Gas Safety, EICR, EPC, licensing and alarms tracked with a live compliance score for every property, plus one clear "do this next" so nothing slips.
Tenancy agreements e-signed on any phone. Every document delivered with tracked, timestamped evidence of service, not a hopeful email.
A complete evidence pack on demand: rent ledger, signed documents, service history. Every file hash-verified and organised for a judge, not a shoebox.
Most landlord tools are a calendar you fill in yourself: one reminder, easily missed, and the certificate quietly lapses. Rentflo already knows every expiry date and emails you at 90, 30, 21, 14, 7, 5, 3, 2 and 1 days before each certificate runs out, and every day after that until it's renewed. Missing a deadline stops being something that can happen by accident. And when a certificate is due, you can book the engineer from inside Rentflo in three clicks.
Since 1 May 2026, every tenancy is periodic, possession runs only through the new Section 8 grounds, and rent rises only count on the new prescribed forms. Most landlord tools were built for rules that no longer exist. Rentflo was built for the ones that do.
Most landlords do one of two things: post paperwork back and forth for wet signatures, or pay for a separate e-signature subscription, and still have to find the right legal documents somewhere else. Rentflo is both halves in one place: the complete landlord legal stack, drafted from your tenancy data, sent and signed electronically at no extra cost.
Tenants can sign documents on their phone in minutes: no printer, app or account required. Tenancy agreements, guarantor agreements and other documents are sent securely by email with a simple signing link. Rentflo users can also generate a QR code where useful, for example for a key handover acknowledgement or check-in receipt that can be opened and signed at the property.
Every completed document includes a certificate of e-signature and a secure, tamper-evident digital record, so you can verify that the signed document has not been altered. Documents sent through Rentflo are also delivery-tracked, giving you a clear audit trail of what was sent and when.
E-signatures are legally recognised in England and Wales, and a standalone e-signature subscription alone can typically cost more per month than a founding landlord pays for the whole Rentflo platform.
As a founding landlord, you'll never pay the £19/month platform fee. Just £5 per property per month, for as long as you stay. Every feature included, plus a direct line to us: your feedback shapes what we build next. All we ask in return is 20 minutes of honest feedback in your first month. Pay monthly, or pay annually and get 2 months free on the platform fee and additional users. Property fees stay the same flat rate all year.
Locked for life while your subscription stays active
Founding places close 30 October 2026 or when all 25 are taken, whichever comes first.
Leave your details and we'll hold your place while you set up your account.

Rentflo is built by the team behind Hemmingfords, managing real tenancies under real UK letting law. It isn't an international tool with UK data bolted on. It was built here, for here.
Yes. Your data is securely stored and encrypted, with tamper-evident protection on signed documents to help keep your records safe and verifiable.
Perfect. Rentflo is built for landlords with one property or 1,000. Start with one and scale whenever you need to, from just £5 per property, per month.
Not at all. Choose monthly or annual billing. If you pay annually, you get 2 months free on the platform fee and any additional users, while property fees stay the same flat rate all year. Monthly plans can be cancelled anytime, and your founding rate stays locked in for as long as your subscription remains active.
Licence tracking and HMO compliance are included; some advanced HMO tooling is on the roadmap.
Standard pricing applies: a £19/month platform fee, £5 per property per month, and £9/month for each additional user. The founding rate is only available now.
